Ready, Set... eClose with Capital Title!

In this new decade, it only makes sense that new technology will be driving our business practices. What will we see more of?  Electronic closing technologies are making a big splash with some clients. We expect to see some type of eClosing in about a third of our closings in 2020.

Unlike a "Traditional Closing" where the closing takes place "in-person" with 100% of the documents printed, which require a "wet signature," and must be held in an office with a Notary present; an eClosing is the electronic execution of some or all closing documents related to a real estate closing transaction, in a secure digital environment. eClosings allow for a more efficient and streamlined closing experience for buyers, sellers and lenders who request them.

There are 3 Types of eClosings.  They are:

Hybrid: an eClosing that involves eSigned eDocuments and wet signed paper documents. In a Hybrid eClosing, it is common to eSign all documents other than those that will be notarized or recorded, which are wet signed.

In-Person eClosing (IPEN): an eClosing that only involves eDocuments, all of which are eSigned in the physical presence of a notary public who is authorized to perform in-person electronic notarization.

Remote Notary eClosing (RON): an eClosing that only involves eDocuments, none of which are eSigned in the physical presence of a notary. Instead, the documents are eSigned during an interactive, online audio-video session with a notary public who is authorized to perform remote online notarizations.
